First Time Buyers & Home Inspections

For  all those first time buyers or any home buyer for that matter, make sure that your home inspection is complete.

When you have a mechanic check out that used car don't you want him to open the hood and look in?

When an inspection company is referred to you make sure that they do a complete inspection for you.  Ask if they do a complete inspection! 

One of the most exposed areas of your future home is the roof.  Think of all the abuse it takes day in and day out.  For those of us in the Midwest we are used to frequent changes in weather on a daily basis if not on an hourly basis as we some time experience.  If your inspector does not physically walk on your roof or they do not physically go into your attic, just because they can see it from the ground or by sticking their head through the opening, I would question that the job may not be as complete as what you would hope for or expect.

 

Remember that you are hiring them!  They work for you and you set the expectation for them!  If they state that it is not necessary to actually walk on the roof since their binoculars can see just as well from the ground or that it is unsafe to climb the roof then you really do not know what they are missing.  Can they see inside the gutter system to see if it clogged with leaves or if there is a large portion of the aggregate sitting in the gutters?  If they do not go into the attic can they see the complete attic to verify indications of any water leakage or disconnected/damaged vents or exhaust?

 There are many a reputable companies that do earn their money and will give you a complete inspection report.  It is your choice on who to hire.  Ask your agents if the company or companies that they are referring to you do a complete inspection or not.  You may be told that this is the least expensive company to do business with but if the inspection is not complete then was your expense worth it at all?
